To complete our rental application, you will need to be prepared to do the following :
Pay the advertised application fee online (using a debit or credit card) or contact us at (470) 524-6326 for instructions to pay cash in person at a Republic Bank location.
Each potential occupant over the age of 18 must submit a separate rental application
Provide a copy of a valid form of photo identification
Provide proof of your monthly income and/or housing voucher
Provide 3 years of residential history including contact information for your current/ previous landlords
A photo of each animal that will be living with you, as well as a description of the animal's weight and breed, if applicable
Yes. The advertised application fee will be charged for each applicant. The application fee is only required to be paid once for consideration of multiple properties during a 3-month period.
We are looking for responsible and tidy people who can pay the rent on time each month. To determine if an applicant is qualified, we consider the following criteria:
All homes are offered without regard to race, color, religion, national origin, sex, disability or familial status.
Each adult (18+ years old) occupant must submit an application.
Income and Employment:Your gross monthly income must equal approximately 3 times the monthly rent.
Be employed and be able to furnish acceptable proof of the required income, such as recent pay stubs, bank statements, W-2 forms, 1099s, or tax returns. We also look for job stability (e.g., 6 months at a current job).
If your income alone does not meet the requirements, you can have a co-signer (i.e., someone who will NOT be living in the rental) or a co-applicant (i.e., another person who will be living in the rental) apply with you.
Applicants using a Section 8 housing voucher must include a copy of their voucher with the application
Credit History and Score: Applicant must have a favorable credit history. We prefer a minimum credit score of 620, but we review the full credit report for past-due accounts, collections, or open bankruptcies.
Rental History: We contact previous landlords to verify on-time rent payments, lease compliance, housekeeping, property maintenance, and any history of evictions. We require no evictions in the past 3-5 years.
We limit the number of occupants to 2 per bedroom.
Criminal Background Check: We review national records, focusing on the severity, nature, and recency of convictions (such as violent crimes or property destruction) while maintaining compliance with fair housing guidelines.
Property Rules (Pets and Smoking): Clear policies specify whether pets are allowed (including weight or breed limits and pet deposits) and enforce non-smoking rules on the property.
Compensating Factors can include additional requirements such as a double deposit or rent paid in advance for applicants who fall short of the above criteria.
It typically takes 2 business days for us to review and make a decision on an application. The process goes faster if the application includes all requested information.
No, the application fee can not be refunded after the applicant has been through the full screening process. There is a real cost for screening tenants that is non-refundable, regardless of whether the information revealed about the applicant was favorable or not.
Yes! If your desired move-in date is more than one (1) week after you are approved to lease a property, you will be required to pay a holding fee. Here's how we calculate your holding fee:
Holding Fee = $100 x (the # of weeks the property will need to be held off-market for you)
Please Note:
The holding fee is non-refundable if you decide not to move into the property.
The holding fee counts toward the property's security deposit.
The maximum holding fee required is the total security deposit required for the property.
The holding fee must be paid within 48 hours of an applicant being notified that their application has been approved. The property will not be taken off the market and reserved for the applicant without the holding fee paid in full.
Yes! An application can be submitted for a rental property that is "coming soon". If it will be more than one (1) week from the date of your approval to your move-in date, a non-refundable holding fee will be required to be paid within 24 hours of your approval notice. The holding fee counts towards the security deposit required for the property.
By submitting an application, each applicant agrees to be automatically enrolled into the Good Neighbor Properties KY Resident Benefits Package (RBP) and pay the applicable cost as stated in the listing description, payable with rent for the Total Monthly Price advertised. More details about the Resident Benefits Package (RBP) can be found on our website and will be included in your lease agreement.
Maintaining an active renters’ insurance policy is a requirement to lease most of our rentals.
If there were a fire in your house or apartment, could you afford to replace your belongings? If your bathtub overflowed into your neighbor’s apartment, how would you replace their belongings? Incidents can happen at any time, anywhere—even when we least expect it. That's why we require our residents to be responsible for protecting their personal property from theft, damage, and potential legal liabilities.
Our residents can purchase a renters insurance policy with FolioGuard Renters Insurance by AIS through directly through their Online Portal. Tenants are not required to purchase a FolioGuard renters insurance policy, but it is a simple and convenient option if they do not already have one.
